For all maintenance problems/needs, contact landlord first. If unavailable and the problem needs immediate attention, find somebody to handle it.

Plumbing

	A spare/replacement water heater is in the laundry room.
	Garbage disposal�replace only with In-Sink-Erator Badger 1 or Badger 5 (available from Home Depot and Orchard Supply Hardware.) This is an easy replacement since the sink drain does not have to be replaced�the unit is removed and installed with the supplied Allen wrench, which is also used to unjam the unit by inserting it in the bottom and rotating it.

Electrical

Ground Fault Circuit Interrupters (GFCIs) are installed in the kitchen, bathrooms, and outside outlets. They will trip on a very small leakage current so as to protect people from shock. If the power on a circuit goes out and the breaker at the main panel is not tripped, check the GFCIs. There is a Test and a Reset button on each.

Mechanical/construction

Screens�Screen Mobile $25/screen on site. Screens are removed from the inside. It is a little tricky and you can easily kink the frame if it is not done properly. It may be easier to remove the screen after first lifting out the sliding window panel.

Driveway

Oil spill can be cleaned up with cat litter + driveway cleaner.

Appliances

	Gas appliances, call gas company first for inspection/adjustment.
	It helps occasionally to run the garbage disposal while while the dishwasher drains, otherwise the discharge hose may fill up with food waste. If you don't use the dishwasher, run it once a month to keep the drain clear and the seals/motor operating. Periodic maintenance: clean the dishwasher filter and the discharge line to the garbage disposal.
	Do not use oven cleaner in the oven. It has a special coating designed to resist food splatters adhering�this coating will be removed by oven cleaner. Also do not use steel wool or harsh abrasives.

Cable

All cable TV connections are made in the closet at the end of the hall.

Telephone

Most rooms have a double jack telephone outlet. They are wired for two different lines�main on the top and secondary on the bottom. The house has three telephone lines running to it�one is reserved for the studio.
